RURAL LAND PRICES MIRROR COMMODITY VALUES
In studies done at Texas A&M to show the relationship of prices with these commodities, it was found that a change in oil and cotton prices particularly affected the price of rural acreage, with cattle and corn also affecting prices. If prices of these are down, then over time, land prices will be down & the reverse is true if commodity prices rise. Most folks who are in the rural land business already know this.

2016 is a record year for Smith County homes sold OR 2,539 closed as compared to 2,492 in 2015 (which was also a record year). With homes on the market a shorter time, interest rates still low and a limited number of homes on the market – THIS IS PUSHING THE PRICE UP. The price is 4% higher than 2015. The median sales price is now $175,000, up from $167,500 a year ago. STILL A GOOD TIME TO BUY OR SELL.
ON the MOVE ………to TEXAS
Total number of residents moving here increased 2.8% year-over-year with most coming from California, then Florida, Louisiana, New York and Oklahoma. Texas ranked 3rd in the nation for the number of residents moving out of state. The most popular out-of-state relocation destinations were California, Florida, Oklahoma, Colorado and Louisiana. At the county level, Harris lead the gain as will as Dallas, Tarrant, Collin and Denton counties, which is of course, Houston, Dallas and Fort Worth. THAT IS WHY REAL ESTATE DOING WELL IN TEXAS!!

The problem is productivity. Amazon needs half as many workers to sell $100 worth of merchandise as Macy’s does. Do we need more rapid growth of the government to protect local businesses, farmers, etc? Protection from imports means that, so more outsourcing of jobs. Remember Macy’s flagship Manhattan store was one reason Gimbels nearby flagship closed in 1986 after 76 years in business. In 1945 Gimbels was the lst American merchant to offer “a fantastic, atomic era, miraculous pen”. It was the ball point.

Although e-commerce had just 8% of 2016 retail sales, it came at the expense of Sears, Macy’s & other “anchor tenants” that draw foot traffic for smaller stores. Amazon will create 100,000 warehousing and other jobs in the next 18 months, NEW YORK TIMES reported that online retailing “has destroyed many times the number of positions at malls and shopping centers across America.” But Henry Ford “destroyed” lots of jobs – such as blacksmiths, buggy makers, etc., but they moved on and USUALLY UP. Closed factories are like “tombstones” across America + shuttered stores in shopping centers. Does President Trump know that one American company may be “destroying” more American jobs that China is? Amazon is revolutionizing retailing as did Richard Sears, Aaron Montgomery Ward and Sam Walton were disruptive retailers and as important in the nation’s commercial history as were Henry Ford, Steve Jobs and Bill Gates. Online buying during the holiday season surged 19% over the year before, which is why Macy’s if closing another 100 of its remaining 730 stores. Sears is 13 decades old & is closing 500 stores. (3) Disposing of old medications. Do NOT flush down commode as enters water supply. Take to your pharmacy OR call your local law enforcement agency and ask about any program. If must dispose in regular household trash, leave pills (left whole) in used cat litter, used coffee grounds or garbage slop.
